<p>Sales in April declined from March to land at 8,435. The March to April 4.9% decline is<br />
minor compared to the 22.3% increase in sales from February to March, and continues<br />
the overall upward sales trend line between January and April.</p>
<p><span style="text-decoration: underline;">SALES Year over Year</span></p>
<p>April sales of 8,435 represents a 9.6% decline from April 2011’s figure. Sales remain in line<br />
with the 12 month average of 8,365.</p>

<p>Mortgage bond prices finished the week slightly higher helping mortgage interest rates improve.  Rates were considerably better Monday morning tied to stock weakness.  Spain debt worries reignited some flight to quality buying of US debt instruments and helped rates extend the improvements Tuesday morning.  Unfortunately those improvements were wiped away Wednesday as stocks rebounded and news out of Italy and Spain eased default concerns.  Higher than expected core producer inflation readings were offset by higher than expected weekly jobless claims which kept rates relatively in check Thursday.<br />

Rates were positive Monday morning but quickly whipsawed higher Monday afternoon and Tuesday morning. Oil prices bounced around initially falling on consumption worries tied to the Chinese weakness, which eased some of the recent inflation fears. Prices spiked a bit higher Friday afternoon following reports that Iranian oil exports fell. Mortgage interest rates finished the week slightly lower despite the tremendous volatility.</a></p>

Total sales in March increased by 1,620 sales (22.3%) to land at 8,869. This continues the<br />
upward sales trend begun in January.<br />
<span style="text-decoration: underline;">SALES Year over Year</span><br />
March sales of 8,869 fell 10.7% below the March 2011 figure. However, it is slightly above<br />
the 12 month average of 8,453. High sales figures, a consequence of the Valley’s strong<br />
affordability, contrast sharply with the decade record low sales figure of 2,912 sales in<br />
January 2008.</p>
